Every car journey begins and ends in a parking lot. This parking lot needs to be well planned, implemented, signposted, managed, monitored and maintained. This has been our business for over 27 years.
Our activities focus on the operational management of parking space and the avoidance of third-party parking. We have already successfully managed around 15,000 parking spaces in Germany and Austria on the basis of lease and management agreements.
With our experience in operational parking space management from 62 locations in Germany, Austria and Slovakia to date, we offer both drivers looking for a parking space and parking space lessors customized solutions for their individual needs.

Customer service & security
If our friendly staff are not on site in person, our control center is available around the clock to provide our customers with advice and assistance at every location. On request, our ticketless operation ensures maximum visitor convenience: no stopping for an entry ticket, no loss of tickets. We cooperate with various partners such as DHL, Amazon and Sixt to further increase the quality of the visit.

It makes no difference to us whether we operate a parking facility with 50, 500 or 5,000 parking spaces. What counts for us is the satisfaction of our customers and partners.

We aim to offer the greatest possible convenience and a high level of service quality in the parking facilities we operate. Lease agreement
- Alpina pays the owner of the parking space a contractually agreed monthly rent per parking space. A dynamic ramp-up phase (e.g. 3-5 years) and a constant fixed lease are common.
- Alpina is granted the right to use the parking space.
- The economic risk is transferred to Alpina.
- Alpina is generally responsible for the operation, management, maintenance and security of the parking space and bears the costs incurred.
- Term usually between 15 - 30 years.
Management contract
- Alpina is commissioned by the owner of the parking space to take over the entire management as well as the efficient and profitable organization of the parking space (service provider).
- Alpina receives a management fee and/or a percentage of the profits as remuneration. Income from park operations continues to accrue to the owner.
- Alpina is responsible for human resources, compliance monitoring, customer care and marketing.
- The owner of the parking space is responsible for regular maintenance, repairs and servicing.
- Term usually between 5 - 10 years.
Hybrid models
- Combination of management and lease agreement. The type of contract often changes during the term (e.g. start of cooperation as management; continuation as lease).
- In addition to a fixed lease, revenue-based profit components are also possible.
- Responsibilities and costs, e.g. for personnel, maintenance, etc., are regulated individually as required.
- Terms are extended via options (e.g. +5 or +10 years).
Avoidance of third-party parking
- Individual concepts to reduce unauthorized parking - with professional and personal monitoring and a sure instinct!
- If required, we can take over receivables management and the successful enforcement of asserted claims (partner Creditreform).
